Floor sanding is the process of mechanically removing the worn top surface of a timber floor to reveal fresh, bare wood, then sealing or refinishing it to protect and restore it. For a commercial wood floor that has dulled, scratched or greyed over years of footfall, sanding and refinishing strips back the old lacquer or oil, levels out wear and minor damage, and lets us apply a hard-wearing new finish. It transforms a tired floor without the cost and disruption of a full replacement, and the bare wood can be stained, oiled or lacquered to suit your interior.
Far less than it used to be. We use dust-free floor sanding systems, where the sanders and edgers connect directly to powerful extraction units that capture the dust at source. Dustless sanding keeps the air clear, protects stock, fittings and electronics, and means a working pub, office or shop can be back in use quickly with minimal clean-down. No system is completely dust-free in the literal sense, but commercial dust-free machines remove the overwhelming majority of the fine dust that traditional sanding throws into the air.
It depends on the floor area, the type of wood, how much gap filling or board repair is needed, and the finish chosen. A small room might be sanded and sealed in a day, while a large bar, hall or office floor can take several days once you allow drying time between coats of lacquer or oil. We give you a realistic timescale in your written quote, and because we can work out of hours and overnight, the job is timed so your venue keeps trading wherever possible.
We sand and refinish most timber floors, including solid hardwood, engineered boards, parquet and herringbone blocks, reclaimed pine and softwood floorboards, and timber sports and gym floors. Each calls for a slightly different approach to grit, edge work and finish, and engineered boards need enough wear layer left to take a sand. We always assess the floor on site first and tell you honestly whether sanding and refinishing or recoating is the right call, or whether a section needs board repairs before we start.

Out-of-hours and overnight working is timed around your opening hours and agreed up front in your written quote, so the disruption to your business is kept to a minimum.
Several things drive the price rather than a single fixed rate. The main factors are the floor area, the type and condition of the timber, how much gap filling and board repair is needed, the number of coats and the finish you choose, and whether the work has to happen out of hours. Easy access and a clear room cost less than a fully fitted, occupied space. We assess all of this on site and set it out in a clear, fair written quote so you know exactly what you are paying for, with no hidden extras.
