Dust-free floor sanding has changed what it means to refinish a timber floor in a working building. With traditional sanding, the machines throw clouds of fine wood dust into the air that settle over every surface, so the room has to be emptied, everything masked up, and the team and anyone nearby work in masks before a long clean-up at the end. Dust-free, or dustless, floor sanding does away with most of that. Every machine, from the large belt and orbital sanders down to the edgers used around skirtings, connects directly to a continuous HEPA dust-extraction system that captures the dust at source as the abrasive lifts it from the wood, before it ever reaches the air.

That one change matters because it means almost no mess and almost no airborne dust. We can sand and refinish in occupied offices, schools, shops, bars, restaurants and healthcare settings with minimal disruption, sectioning off the area we are working in while the rest of the space carries on. It protects your stock, kit and the finishes on nearby joinery and fittings, because the dust is being pulled away rather than allowed to drift and settle. How it works

Our dust-free sanding process.

  • Assess and plan. We inspect the timber, check the wear layer and any damage, then plan how to section off and protect an occupied space.
  • Dust-free sanding through the grits. Sanders and edgers connect to continuous HEPA extraction and work from coarse to fine, capturing dust at source.
  • Gap filling and repairs. Gaps are filled and any damaged boards repaired so the floor is sound and even before finishing.
  • Sealing and handover. We apply your chosen lacquer or hardwax oil, then hand back a clean floor with only a light wipe-down needed.

Is dust-free sanding really dust-free?

It removes the overwhelming majority of the dust, but no system is literally zero dust. Dust-free, or dustless, sanding connects every machine, from the big belt sanders down to the edgers, straight to a continuous HEPA dust-extraction system that captures the wood dust at source as it is created. That means almost no airborne dust and very little settling on surfaces, instead of the thick clouds that traditional sanding throws into a room. A small amount of fine dust can still escape around the very edges and corners, so we are honest and call it dust-free rather than dust-proof. In practice it is clean enough that we can sand in occupied, sensitive spaces and hand back a floor with only a light wipe-down rather than a major clean-up.

Can you sand while we stay open or occupied?

Yes, and that is exactly what dust-free sanding is built for. Because the dust is captured at source through HEPA extraction, there is almost no airborne dust and very little mess, so we can work in occupied offices, schools, shops, bars and healthcare settings with minimal disruption. We section off the area we are working in, protect nearby stock, kit and finishes, and keep the rest of your space usable. Where a floor still cannot be worked around the business day, we also sand out of hours and overnight so the floor is ready when you reopen. We agree the approach with you up front so your trading, teaching or treatment carries on alongside the work.

Does dust-free sanding cost more?

The sanding itself is priced much like any quality floor sand, and what you usually save is the mess. Because a dust-free system captures the dust at source, there is far less masking up beforehand and far less cleaning, re-cleaning and re-stocking afterwards, which often offsets any difference and gets you back into the space sooner. The real drivers of price are the floor area, the type and condition of the timber, how much gap filling or board repair is needed, the finish you choose and whether the work has to happen out of hours.
