A commercial kitchen floor has one of the hardest jobs in any building. It is wet, greasy and hot, it gets walked over thousands of times a shift, and it has to stay clean enough to pass an inspection at any moment. A floor that holds water in the joints, goes slippery under grease or breaks up near the fryers costs far more than it saved. Here is how we think about specifying kitchen flooring for London restaurants, pubs, hotels and catering sites.

What a kitchen floor actually has to do

Before you look at products, it is worth being clear about what the floor has to manage, because it is several things at once.

  • Slip resistance when wet and greasy. Kitchens are one of the highest slip-risk environments there is, because the floor is rarely dry and is often coated in oil. Kitchen areas are typically specified at the upper end of the slip-resistance scale, often R12 to R13, so the surface stays safe even with water and grease on it.
  • A hygienic, washable, food-safe surface. The floor needs to be impervious so liquids cannot soak in, and smooth enough to clean properly but textured enough to grip. It should not harbour bacteria or hold food debris in cracks and joints.
  • Coving up the wall. A right angle where floor meets wall is a dirt trap that is almost impossible to clean. Coving curves the floor up the wall a few inches so there is no sharp corner for grease, and the whole junction wipes down as one surface.
  • Drainage. Busy kitchens are washed down regularly, so the floor needs gentle falls that run water towards gullies rather than letting it pool.
  • Resistance to heat, grease, oils and chemicals. Spilled fat, boiling water, hot oil and strong cleaning products all attack the floor daily. The finish has to shrug them off without softening, staining or breaking down.
  • Durability under load. Trolleys, mobile racking, heavy pans and constant footfall all wear at the surface, so it needs to take the traffic without cracking or lifting.

The main options, and where each one fits

There is no single right answer, but a few surfaces do the bulk of the work.

Slip-resistant safety vinyl is a popular, cost-effective choice. It is a sheet safety flooring with grip built into the surface, laid in large sheets with the seams hot-welded so the whole floor becomes one continuous, waterproof surface with no open joints. It coves neatly up the wall, cleans easily and goes in quickly. It suits small and mid-sized kitchens and prep areas, though in the heaviest-duty settings the surface grip will eventually wear and need refreshing.

Polyurethane resin screeds are the heavy-duty option. A resin floor is laid as a seamless, jointless surface that bonds to the substrate and can be coved up the wall in the same material. Polyurethane resin handles thermal shock, hot oil and steam cleaning far better than a standard epoxy, which is why it is the go-to for production kitchens, bakeries and anywhere with real heat and heavy wash-down. It is hard-wearing, fully impervious and can be finished with as much slip resistance as needed. It is a bigger upfront job than vinyl, but in a punishing environment it earns it.

Anti-slip tiles, typically quarry or specialist commercial tiles with a slip-rated finish, are extremely tough and heat-resistant and have long been used in kitchens. The catch is the grout. Tile joints are the weak point, because grout can crack, harbour bacteria and let water through if it is not laid and maintained well. Done properly it lasts, but the joints need specifying and looking after carefully.

What to avoid

The mistakes matter as much as the choices. Avoid smooth or polished floor tiles, which become dangerous the moment they get wet or greasy. Avoid anything that holds water, soaks up liquid or has open joints that moisture can creep into, because that is where bacteria build up and where an inspector will look first. Domestic-grade materials, laminate and untreated timber have no place in a working kitchen. The principle is simple: impervious, seamless and grippy beats good-looking but porous every time.

Most kitchens cannot simply close for a week, so the install has to be planned around the operation. Inspections and what is expected of you

Food businesses are subject to inspection, and floors are part of what gets looked at. In general terms, floor surfaces in food preparation areas should be kept in good condition and be easy to clean and, where necessary, to disinfect. In practice that means an impervious, washable surface, sound junctions with the walls, and no broken or open areas where dirt and water can collect. A well-specified seamless or welded floor with coving makes meeting that standard far easier, because there is nowhere for the problems to hide. We would always suggest confirming the specific requirements for your premises with your local environmental health team, but a properly built kitchen floor is designed to pass that scrutiny by default.
